Hello! I hope I'm asking this in the right place. My spouse and I are ready to move into a bigger home (growing family), and we can afford a second home without selling our current house. I'm hoping for some advice on what might make the most sense for our situation.
Some background: We bought our current house in early 2015, right before the housing market started rising, for $145K. We were frugal with our choice, and picked a house that we liked, but also that was also much lower than what we pre-qualified for. Since then, we've replaced the windows, siding, A/C, and furnace (the roof was redone the year before we bought it). We've also replaced the kitchen appliances, and are going to remodel the bathroom this winter. There are still smaller things that could be done, but we've handled the bulk of the "expensive" repair items since we bought it.
We can afford a second home and a second mortgage without selling the current house (we take home approximately $7K/mo after taxes - he works FT, and I'm self-employed). We refinanced our mortgage in late 2020 to take advantage of the interest rates; our monthly payment (including taxes and insurance) is about 14% of our monthly income.
While the down payment from the sale of this home would be nice, it's not going to be a necessary for us. We're torn between selling the house and renting. We could rent our home for about 40% more than our current mortgage (before taxes), but also understand that renting can come with its own set of expenses and problems.
We have no credit card debt (we use our card for regular monthly expenses only), one car payment, daycare payments (until next fall), one set of student loans (about $200/mo). We're maxing out our Roth contribution, save a decent amount for retirement, and regularly contribute to our kids' 529. We have six months worth of expenses in our personal savings, and the rest goes into some rainy day stock funds. My business is also experiencing steady growth, and I have a year's salary set aside in my business bank account for myself.
We understand that if we sell the house, we'll get a pretty decent chunk of profit right away (approximately $85-95K). If we rent it though, we know it'll take years to make up that same amount of money -- but, where we live, we don't anticipate the value of the house going down below what we initially paid for the house either. We also really like the idea of hanging onto property that we have such a low interest rate on (2.75%), that we purchased at such a low price.
Overall, we feel comfortable with renting the house, but we have no experience in renting a house (although I have quite a bit of small business experience, so I fully expect/plan on fees, taxes, managing repairs, etc.). In short though, "we don't know what we don't know."

I assume the market is down because too much selling pressure from both institutions and retails? If the whole market is down rather than certain sector, is money flowing out of the stock market vs money flow rotation in sectors? But seriously where else is the money flowing to?? Bond market, real estate, digi currency, NFT? But looks like they are all slow growth and/down also?

Somehow on a weekly basis my wife accidentally sets off the key fob alarm in the morning. I’m pretty sure my neighbors have us on a hit list. Has anyone experienced a key fob cover preventing accidental alarms? My thought is having a standard cover would make it more difficulty.
